The Sixteen-Step Seller Process
There are few things I enjoy more than telling a client, “Your house is sold.” That means I have found them a qualified buyer, got them the price they wanted, and negotiated a great deal.
That doesn’t mean my work is finished. Far from it.
To ensure your transaction goes smoothly, I follow a sixteen-step process. Here is how it works.
- Pre-listing interview – when you contact me expect to receive the opportunity to be heard. I will ensure our first discussion will allow you the chance to share the important aspects of your home. Most importantly, why you feel in love with your home.
- Pre-listing package – this packet of information will be delivered prior to our first meeting (if possible). The packet will contain information about the market and the sales process.
- Property walk-through – like all real estate agents, I will do a walk-through of your property. During this time I will evaluate the condition of your home and provide feedback, that can help you to sell for top dollar.
- What are we selling? – after the walk-through, we can determine what we are selling. You will need to decide if you are selling your house at wholesale with items a buyer would need to fix, or at retail where your home is in move-in condition.
- Other properties to sell – do you have any other properties that you will need to sell? Would you like me to help you with those properties?
- The calendar – let’s discuss what the calendar looks like for your move.
- Review the pre-listing package – together we will discuss the pre-listing package in step 2.
- Questions regarding packages – my goal is to help enhance the value of your property.
- Qualified to market your home – this will be your opportunity to let me know if you feel I am the most qualified person to help sell your home.
- My mission – my mission is to help you get your house sold as quickly and as smoothly as possible.
- Fair market value – know that buyers start selecting homes based on three criteria: size/style, location, and price. By looking at this with the buyer’s eyes, the market will speak to us and tell us what fair market is.
- Selling on the line – once we establish fair market value, we can then determine if your home will sell on the line.
- Where will it sell? – after reviewing current market conditions, you will have the opportunity to share your thoughts on where to price your home.
- Pricing on the line – revisiting my mission of helping you get your house sold as quickly and as smoothly as possible, we can discuss the best price to list the home.
- On time and plan B – taking into consideration my mission and your initial plans for selling, if we cannot get it sold in the time-frame of your expectations, please know your plan B.
- The next seventy-two hours – understand as a seller there are buyers waiting on the sidelines waiting for an opportunity to purchase your home. Be prepared for a buyer to place an offer on your home within the first 72 hours, will you be okay with that?
